1. Purpose
These general terms govern the concierge and short-term rental management services offered by DOMEGY SRL (« Conciergerie mosane ») to its property-owner clients. Any service request implies full acceptance of these terms.
2. Service provider

3. Services offered
The provider offers in particular: showcasing and managing listings, managing guest check-in and check-out, communicating with guests, cleaning and household linen, managing consumables, property maintenance and price optimisation. The selected services are specified in the chosen package or the accepted quote.
4. Packages and pricing
Two main packages are offered:
- One-Shot package « BOOST »: a one-off service (audit, listing optimisation, pricing strategy, home staging advice, personalised report), from €349 as a single payment, with no subscription.
- « Full Sérénité » package: full management remunerated by a commission of 18 to 22 % on rental income, depending on the type of property.
Prices are stated excluding any applicable taxes. A personalised quote may be drawn up according to the client’s specific needs.
5. Quote and order
Every service is subject to a prior agreement (quote, subscribed package or contract). The service begins after acceptance by the client and, where applicable, payment of the agreed deposit.
6. Payment terms
Invoices are payable within the period indicated on them. For the management package, the commission is deducted or invoiced according to the agreed terms. Any late payment may give rise to late-payment interest in accordance with applicable Belgian law.
7. Provider’s obligations
The provider undertakes to perform its services professionally and diligently, in accordance with best practice. It is bound by an obligation of means and not of result, particularly regarding the occupancy rate or the amount of rental income.
8. Client’s obligations
The client (owner) undertakes to provide accurate information about their property, to guarantee compliant and insured accommodation, to comply with the regulations applicable to short-term rentals (authorisations, registration, taxation) and to grant the provider the access necessary to carry out the services.
9. Liability
The provider cannot be held liable for damage resulting from incorrect information provided by the client, from guests’ behaviour, or from circumstances beyond its control. The provider’s liability is, in any event, limited to the amount of the invoiced services.
10. Term and termination
The management package is concluded for the term agreed between the parties. Either party may terminate it subject to the notice period provided for in the contract. Ongoing services and commitments made to guests remain due until their completion.

12. Governing law and disputes
These terms are governed by Belgian law. In the event of a dispute, the parties will endeavour to reach an amicable solution. Failing that, only the courts of the judicial district of Liège shall have jurisdiction.
